Crestlight Capital Buys 730 Peachtree Street Office Building in Midtown

6/12/17

Crestlight Capital, LLC – partnered with a Los Angeles-based family office - recently purchased an 11-story, 217,090 square foot Class B office building at 730 Peachtree Street in the Midtown submarket of Atlanta. Lincoln Property Company Southeast (Lincoln) has won the leasing and management assignments of which, Hunter Henritze, Michael Howell and Caroline Cole of Lincoln will lead.

The immediate area where the building is located has seen rapid tech industry growth in recent years, a sector that continues to expand. According to Forbes, Inc. Atlanta has seen a 46.7 percent jump in tech jobs since 2010, about 20 percent above the national average.

Crestlight Capital is a private real estate investment firm that was formed in March to focus on office investments in the Eastern U.S., particularly high growth secondary and suburban markets in proximity to innovation and education hubs. Founder of Crestlight, John Coury, who previously managed over $6 billion of office product for The Blackstone Group, created the firm to focus exclusively on investing with various institutional and high net worth joint venture partners in existing, high-quality properties with a favorable cost basis, diversified tenancy and operational upside through embedded revenue growth.

“730 Peachtree Street is uniquely located in southern Midtown, a rapidly improving micro-submarket, just steps away from two dynamic anchors, Georgia Tech and CODA, an office and computing data center development currently achieving the highest rents in all of Atlanta," Coury said. "We like our basis relative to competitive buildings and have a long-term view of repositioning 730 Peachtree to capitalize on the growing demand from creative and technology users in the immediate area.”

The building is located within walking distance of the North Avenue and Midtown MARTA stations, as well as dining, hotels, high-rise residential and the landmark Fox Theatre.

The building, currently 92-percent leased, offers loft office tenant build-outs with exposed ceilings and contemporary finishes.
