Midtown Atlanta’s Atlantic Under New Ownership, Converting to Condos

With sophisticated new interiors and hotel-style service, Atlantic in Midtown is officially converting its remaining apartments to luxury for-sale condos.

CF Real Estate Services (CFRES) purchased Atlantic late last year, with the intent of restoring the building to its original concept of grand luxury living, converting the remaining 229 units, most of which are located on the upper floors of the 46-story tower, from apartments to for-sale residences. The first CFRES sale, which closed in November, was for $1.35 million, and the building is already quietly selling an average of 10 units per month.

The building now offers a sophisticated lifestyle for buyers, including new service and amenity offerings, never before released floor plans and a new management team with a hospitality background. New hotel-style amenities include valet, concierge and poolside food and towel services. Extensive renovations to the lobby, club room, pool desk, fitness center and corridors give the building a refreshed look and bring the building back to the quality and grand scale that was originally intended.

“We are elated to be a part of this iconic project,” said Jeremy Furman, Vice President of acquisitions of CFRES. “Buyers today are very focused on location, and they want to be in the middle of vibrant, urban neighborhoods. Atlantic now offers an amazing opportunity to own a home in the only condo high-rise in the West Midtown neighborhood. Homeowners will also be close to transit and Atlanta’s art district.”

Christa Huffstickler, one of Atlanta’s top real estate professionals with over 15 years of experience in new construction and residential real estate, is overseeing sales and marketing of the luxury condos. No longer an apartment building, the units are for sale with prices ranging from the mid $300,000’s to over $1.4 million. The price per square foot has risen by 15 percent as a result of building enhancements, renovations and releases of previously unavailable units.

With a track record of success in divergent residential real estate including condominiums and mixed-use, Huffstickler has worked on some of Atlanta’s premier projects totaling over half a billion dollars. Huffstickler announced earlier this month that she is launching Engel & Völkers Atlanta, the company’s fifth brokerage in metro Atlanta. The Engel & Völkers brand is international, modern and sophisticated, reflecting Atlantic and the other projects Huffstickler works on.

“The Atlanta condo market is incredibly strong at the moment, and buildings that offer walkability in the city’s core while still retaining the amenities that come with a luxury condo are highly sought after,” said Huffstickler. “The newly-released Signature Collection floorplans represent the exact product and price that intown buyers are looking for, and that developers can’t build new because it’s too cost-prohibitive. Atlantic offers the only chance to buy a home like this at this price point.”

Atlantic, developed in 2009 as a luxury condo building, is known for its eye-catching Art Deco architecture and top location in Midtown’s vibrant Atlantic Station, a walkable, mixed-use community with shopping, dining and access to transit and Midtown’s many office properties.
